Step 1 – Select Division –

When you first access the Bhulekh Mahabhoomi portal, you must choose your department from the list provided. When you select a section, you will be taken to that section. Below is a list of the 7/12 Online Maharashtra State Divisions, as well as the cities and districts that fall under them.

Now, choose the appropriate land document, such as 7/12, 8A, or Property Sheet. You will need to provide different information depending on the document you have chosen, for example, 7/12. Then choose District to see 7/12. Choose the Taluka and Village (Area) where your land is located.

To find land, use the Survey/Group Number or Full Name option, then select your land’s Survey/Group Number from the list, enter your mobile number, and click the View 7/12 button.

Step 1 – Registration and Login –

If you are a new user on this portal Digital Satbara, you must first register. You can register by filling out the form below. Otherwise, please login if you are an existing user.

Fill out the above information, then register and login to this portal with the User ID and Password you created.

Step 2 – Recharge Account and Select Documents –

To obtain digitally signed documents, you must pay Rs 15 per document and recharge your account accordingly.

To view the land map, go to the portal MahaBhuNakasha (Bhulekh Maharashtra). First, choose the location of the land you want to map from the list. After choosing a location, enter your Plot No. and click the Search icon or choose it from the list.

Now, in Plot Info, check and double-check the plot information before clicking the Map Report button. There are two options in the Map Report (Bhulekh Naksha). Choose between Single Plot and All Plots of the Same Owner, and then print or download the pdf file.

To extract old 7/12 and other old documents, you must use the Aaple abhilekh portal. This website offers a variety of old land documents.

If you are new to this portal, please register or login if you are already registered. You only need to fill out your Personal Information, Address, and Login Information to register. After registering, use your login information to access this portal.

In Basic Search, select the address of the land from the list, then the old document (Old Land Record) you want, and then click the Search button.

In the Search Result, you will see a list sorted by Survey Number; select your document from that list and click the Add to Cart button. Finally, navigate to the Cart and save the file. You can now open the file and view or print it.

Take note –

  • Only a few cities have access to the Old Land Record.
  • If your city or old document is not available on this portal, you can apply for it at your local Land Records Department.

What Is The Difference Between Variation And Variation Notice?

When land is bought and sold, for example, the old owner’s name is removed from the 7/12 extract and the new owner’s name is inserted in its place.

When Talathi receives an application for variation, such as variation in 7/12, it issues a Notice of Variation. The application and documents are then reviewed by Talathi, who issues a change notice. This notice is only available for a limited time. If anyone has an objection to the modification, he must raise it before the notice period expires. If no objections are raised, Talathi will proceed with the modification process after the period has expired.
